The map above shows the property as well as the area. Just to the north you will find the Brown Bend Public Access to the lake, which is an excellent spot to put a boat in or to go fishing. 

This area is FULL of deer and wild turkey. In fact, this area is well known for large deer.

The map above shows the zoning on this property. This rare tract is mostly zoned A-1 (agricultural). This is a very desirable zoning as it allows for building a home/cabin (including a mobile home), farming, hunting and certain businesses including a winery and other buisnesses related to agriculture. The southern section of this property is zoned A-R (agriculture/residential). This is also a flexible zoning which allows for many uses.

Normally the properties we sell are subject to our 6 basic deed assurances BUT since this area of Camden County does have zoning we have not placed any of our restrictions on this property. Please do note that the timber on this property may not be cut/sold until the property has been paid for in full. We can generally make written exceptions for creating trails and building sites and improving views.

 The property is in an excellent location. Within two miles (to the north) you will find the Brown Bend Public Boat Launch which is a very nice boat launch and fishing pier that is open to the public. Also, you will find multiple marinas and resaurants are just a short boat ride/drive from the property.

The property is centrally located and is within driving distance of multiple cities and towns. The closest small town is probably Climax Springs which is about 10 miles to the south of the property. The larger city of Camdenton is about 20 miles east of the property. St. Louis, Kansas City and Springfield, Missouri are all within about 2-3 hours of the property.

To get to the property from Camdenton take Highway 5 north for about 8 miles then go west onto Highway 7. Stay on Highway 7 for about 15 miles and pass through the town of Climax Springs. Go about 3 miles PAST Climax Springs then go north onto Highway DD. Stay on Highway DD for about 3 miles then go east onto Highway FF. Go 2 miles then go east onto Pine Cove Drive. Stay on Pine Cove Drive and take a left on Stoddard and you will see the property on the right. Please print out all of the maps to bring with you as it can be confusing on your first visit.
