This private tract offers multiple building sites and some ecellent lake views (which could be improved be removing some of the smaller timber). This acreage is located in Camden County, Missouri and is about 15 miles northwest of Camdenton which is the county seat. The world famous Lake Of The Ozarks offers fantastic fishing, boating and recreational opportunities.

This parcel was logged of some the commercial hardwood trees several years ago. It was not at all clear cut. There appear to be thousands of medium and even large trees remaining. Here's a great chance to get a well-located property for an excellent price. Around the meadow at the east side of the property we spotted a large number of walnut trees which can be very valuable.

 

 In the aerial photo above we are looking north over the meadow on the property. Pearson Creek runs along the eastern side of the meadow. To the north you can see part of the Lake Of The Ozarks.

 

The close up aerial map above shows how the property is situated. Although the property does have several hundred feet of frontage on Dodds Camp Road along its east side, the access into the property is via a gravel easement road which comes into the south side of the property.

In the photo above we are parked in the large open meadow on the property. This meadow really needs to be mowed but it will clean up very nicely after mowing.

 

The map above shows the general area as well as the nearby roads.

This area is FULL of deer and wild turkey. On this tract you will find multiple spots that might be suitable for building or camping.

Normally the properties we sell are subject to our 6 basic deed assurances BUT since this area of Camden County does have zoning (because it is so close to the lake) we have not placed any of our restrictions on this property. This tract is zoned "R1" (residential) which is a standard zoning.

Feel free to contact the county for specifics, but we have been told you can have a site built home or cabin, a modular home or cabin or a mobile home. Feel free to contact the Camden County Zoning Department with any specific questions about what you can do. We will certainly try to help answer any questions but generally the best information will come right from the county. They also have a good website which can be useful.

Here are the directions to the property: From Camdenton, Missouri go north on Highway 5 for about eight miles. You will cross a large bridge that goes over part of the Lake Of The Ozarks. After the bridge go about another mile and then go left (west) on Highway 7. Stay on Highway 7 for about ten miles and then go right (north) onto Highway Z. There is a "Dollar General" store on the south side of the road, which is a good landmark for where you turn north (right). Stay on Highway Z for about 2 miles then take a right onto Coffman Bend Drive. Stay on Coffman Bend Drive for 1/4 of a mile then go right onto Dodds Camp Road (gravel road). Now go just a few hundred yards and you will see a blue gate on the right side (south side) of the road. This is the beginning of the easement road which will take you into the south side of the property. Contact us for the combination to the gate.

Or, you can go a little further down Dodds Camp Road and take a right onto "Walkabout Lane" which will link up with the main easement road and take you into the south side of the property.

Sound confusing? It probably will be on your first trip. When you visit the property PLEASE print out the maps and directions we have provided as it can be tricky the first time you drive to the property. As we mentioned earlier, the property does have several hundred feet of direct frontage on Dodds Camp Road BUT in order to drive onto the property from there you would need to remove some of the timber and also cross the creek bed. If you watch the "Intro Video" (higher up in this listing) then you will see the potential alternate ways to access the property. Currently, though, the physical access to the property is via the easement road(s) which take you into the south side of the 53 acres. You will want a truck or an suv to access the property and ideally it will have four wheel drive. If you are able to create another physical access point into the property then you will greatly increase its value!
