Sold Properties - - Old Church Camp on 57 Acres! - Special Tract! ID#UU57

SORRY, THIS PARCEL HAS BEEN SOLD!

Massive and private wooded acreage in an area well known for deer and turkey! This huge 57 acre tract is located in Howell County, Missouri between the towns of Mountain View, Missouri, West Plains, Missouri and Willow Springs, Missouri. Not only can you hunt, camp and explore on this property, you are also just a short drive to over 10,000 acres of National Forest which can also be used for hunting, camping and recreation. Several great rivers are within about a half hour from the property AND our maps indicate that the famous Eleven Point River actually borders the north side of the acreage (although it is seasonal in this area).

In the aerial photo above we are looking west over the entire property. Massive 57 acres with amazing potential.

Years ago, this large tract was home to a small "Church Camp" and you can still see some signs of the old camp on the property. This is a lengthy listing because this huge tract has so much to offer...read on to hear more!

The sales price on the entire 57 acres is $109,500. We normally sell our land with $500 down but on this property we need a mimimum down payment of $1,500. This will immediately give you an annual interest rate of 7 3/4% and a monthly payment $1,020 a month. With $2,500 down the interest rate drops to 6 3/4% and the payment drops to $950 a month. With $5,000 down the interest rate drops to 5 3/4% and the payment drops to $870 a month. These payments are all based on about a 15 year payment schedule. Property taxes are only about $150 a year and are current. There are no prepayment penalties, no hidden fees and no balloon payments.

PLEASE NOTE that you have a full 12 months to ADD to your down payment in order to reduce your interest rate and payment amount!

Check out the interactive map below!

Please refer to our interactive map above for additional property views and information. Please note that the boundary lines and measurements are approximate. This interactive map is BRAND NEW for us and if you have a chance we would love to have your feedback on it. Is it awesome? Is it great? Is it confusing? We would like to know!

Also, please note that on the interactive map it seems to work best if you click the "View Full Screen" option. Once you are in the "Full Screen" option you can select "Topo" to see a topographic map which does a good job of showing how the property is situated.

The topo map above shows how the property is situated. It is the highest by the southwest side with a very large level area in that location. It slopes down as you go north toward the river bed. There is a long ridge that goes east through the property with a ridge road running with the ridge.

There are multiple areas on the property that would be suitable for building, camping or hunting. Since the property already has a private driveway and a secluded, cleared site you can pull right into the property and enjoy the privacy. If you decided to build or camp on the existing cleared site you would be totally secluded and out of sight.

In the aerial photo above we are looking southeast over the entire property. Toward the bottom of the photo you can see the red truck parked by part of the old Chirch Camp.

The property is located about 7 miles southwest of Mountain View, Missouri and about 15 miles north of West Plains, Missouri. There is a HUGE tract of National Forest just a few miles to the west (shown on the map below). This 57 acre property is private and secluded (with an amazing amount of wildlife) but is also within driving distance of several nice towns.

The map above shows the route to the property from Mountain View, Missouri.

To get to the 57 acres from Mountain View, Missouri just go south out of town on Highway 17 for about 4-5 miles go west onto County Road 2660. Now go about 2 miles and when County Road 2660 takes a sharp turn to the left you will go right (north) onto the private road. The easement road is shown as "Private Road 2661" on some maps. The easement road is a minimum maintenance road and a truck or an suv is definitely recommended.

In the drone photo above you can see an amazing bluff area on the north side of the property. There are several small caves in the bluff that are very interesting. At the bottom of the photo you can see the gravel river bed which borders the north side of the property.

This tract is subject to the 6 basic Deed Assurances as shown on our website (no mobile homes, etc.). In order to be used as a residence, homes or cabins built on the property must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement).

The map above shows the route to the property from Mountain View, Missouri.

Since no permits or inspections are required to build, we have found that two reasonably skilled people can put up a 20 X 30 cabin shell in about 2 weeks (you never have to wait around for the inspector). Portable buildings are permitted for camping and storage but not for a permanent residence (unless permanently attached to a 600 square foot foundation).

The vast majority of our buyers tell us that they appreciate the fact that our properties have these minimal restrictions in place, as it tends to keep their property values high. If you have ever looked at properties with NO restrictions, you will see that often times the unrestricted area becomes an undesirable eyesore.

PLEASE NOTE that the timber on this property can not be cut or sold until the property has been paid for in full. We are often able to give written exceptions for clearing of trails and building sites, contact us for details.

In the photo above we are parked on the property at the old camp site.

In the photo above we are parked on trail toward the east side of the property. Gorgeous timber!

Please feel free to go and check out the property. You will definitely want to print out all of the maps we have provided before visiting the property. If you would like us to email you all of the maps and pictures just let us know. Feel free to walk around or to bring your four wheeler to do some exploring. Power and phone are within about a mile of the property. The "Church Camp" was totally off-grid and they did just fine (using wind and solar power).

Excellent location. Located just a short drive from three very usable towns in the Ozarks (West Plains, Mountain View and Willow Springs).

This is one of those rare investment opportunities upon which you can create lifelong memories with family and friends.
