Sold Properties - 9 Acres ON Bryant Creek with spring, power, phone and MORE! ID#BC04

A truly breath-taking property in a special area of the Missouri Ozarks...

This large tract is packed with unique features and we have multiple pictures/videos in this listing.

The Vera Cruz Conservation Area is about 1/4 of a mile west of the property. The Conservation Area is open for public hunting and recreation and has numerous campsites which you can use and enjoy.

In-ground spring, power and phone, open meadow area, county road frontage, BIG mature timber, stunning views AND direct frontage on the very popular Bryant Creek!

Bryant Creek is one of the most popular rivers/creeks in the Ozarks for fishing, floating and canoeing. It is VERY hard to find property with ANY direct frontage on the Bryant Creek. We know because we have been looking for years to find some! This property has over 200 feet of DIRECT Bryant Creek frontage.

In the aerial photo above we are over Bryant Creek and we are looking northerly at the property. The red truck is parked in the open meadow.

The aerial map above shows the property's boundaries as well as the approximate dimensions.

The "live spring" can be found just to the northwest of the intersection of County Road 230 and County Road 214. It is about 30 feet west of County Road 214 and you will see some type of old concrete foundation around the spring which was likely once the foundation for a "spring house". The spring has generally been flowing when we have visited the area although at least once it did not appear to flow.

Please refer to this interactive map for additional property views and information. Please note that the boundary lines and measurements are approximate. This interactive map is BRAND NEW for us and if you have a chance we would love to have your feedback on it. Is it awesome? Is it great? Is it confusing? We would like to know! You may have to use the "zoom" function on the right side of the map to get to the property, which is outlined in red.

Also, please note that on the interactive map it seems to work best if you click the "View Full Screen" option. Once you are in the "Full Screen" option you can select "Topo" to see a topographic map which does a good job of showing how the property is situated.

The sales price on this unique 9 acre tract of river front land is $69,500. With $500 down the monthly payments will be $735. With $2,500 down the interest rate drops to 6 3/4% and the payment drops to $600 a month. With $5,000 down the interest rate drops to 5 3/4% and the payment drops to $540 a month. These payments are all based on about a 15 year payment schedule. Property taxes are only about $120 a year and are current. There are no prepayment penalties, no hidden fees and no balloon payments.

PLEASE NOTE that you have a full 12 months to ADD to your down payment in order to reduce your interest rate and payment amount!

In the aerial photo above we are looking south over the property toward Bryant Creek.

The topo map above shows the terrain on the property. It is basically flat on the south side (south of County Road 230, which crosses over the middle of the property), going to Bryant Creek. On the north side of County Road 230 it rises up and continue to rise as you move toward the north end. The property has frontage on County road 214 along much of its northeast side. The land south of County road 230 is in the flood zone (like basically all open meadows adjacent to a major river/creek). Although you can build in the flood zone you would need to elevate your structure substantially. If you were to build on the north end of the property you would be well out of the flood zone.

In the photo above we are standing on the meadow looking east. County Road 230 would be on the left and Bryant Creek would be on the right. Power is directly on this property (runs across the meadow).

This tract is subject to the 6 basic restrictions as shown on our website (no mobile homes, etc.). Homes or cabins built on the property to be used as a residence must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement).

Map from Springfield

The property is centrally located in the Missouri Ozarks. It is a little over an hour to Springfield which is the largest city in southern Missouri. Also, you will find over more than 10,000 acres of National Forest in the area which can be used for hunting, camping and trail riding.

To get to the property from Springfield, Missouri go east on Highway 60 to the town of Mansfield. Then go south on Highway 5 to the town of Ava. From Ava, go east on Highway 14 for about 9 miles and then go left on "AB Highway". Stay on AB Highway for about 3 1/2 miles and at the bottom of the hill the highway will turn to gravel and you will immediately come to a fork in the road. You are now in the Vera Cruz Access Area. Go left at the fork and you will cross an old concrete bridge which goes over Hunter Creek, you are now on County Road 230. Now go about 1/4 mile and you will be at the property (it is just past the rock barn). To get to the north side of the property take your first left (this will be County Road 214). As you go north on County Road 214 the property is on the left side of the road.

Please feel free to go and check out the property. You will definitely want to print out all of the maps we have provided before visiting the property, as it can be confusing on your first visit. If you would like us to email you all of the maps and pictures just let us know. Feel free to bring your fishing pole and your four wheeler!

If you get the free "MapRight" app on your phone then we can email you the direct link for the interactive map. This is BY FAR THE BEST WAY to view this property when you make the drive out here. You will then be able to see the interactive map on your phone AND there will be a little colored dot to indicate exactly where you are on the property. Very, very cool.
