Sold Properties - - Huge 20 acre tract with cool creek and spring. VERY private. ID#BH20

SORRY, THIS PROPERTY HAS BEEN SOLD! Private 20 acre tract with a low price. Well located tract with excellent potential for hunting, camping and recreation (you can build, too). Conveniently located in Douglas County, Missouri very close to National Forest and large rivers.

In the aerial photo above we are looking northeast over the property.

The photo above shows the creek bed along the west side of the 20 acres. This is a "seasonal" or "wet-weather" creek which runs at various times throughout the year.

Please click on the photos on the left side of the screen to enlarge them and to get a short description of each photo.

This 20 acre tract were recently logged, as you can see in these very recent winter photos. There is still a large amount of timber remaining. If you have been waiting for a large, low-priced tract then this may be the one for you...

The sales price on this 20 acres is $44,500. With $500 down the monthly payments will be $470. This is about a 15 year payment schedule and an annual interest rate of 9 3/4%. With $1,500 down the interest rate drops to 7 3/4% and the payment drops to $405 a month. With $2,500 down the interest rate drops to 6 3/4% and the payment drops to $375 a month. With $5,000 down the interest rate drops to 5 3/4% and the payment drops to $330 a month. These payments are all based on about a 15 year payment schedule. Property taxes are only about $65 a year and are already taken care of for 2018. There are no prepayment penalties, no hidden fees and no balloon payments.

PLEASE NOTE that you have a full 12 months to ADD to your down payment in order to reduce your interest rate and payment amount!

Please refer to our interactive map above for additional property views and information. Please note that the boundary lines and measurements are approximate. This interactive map is BRAND NEW for us and if you have a chance we would love to have your feedback on it. Is it awesome? Is it great? Is it confusing? We would like to know!

Also, please note that on the interactive map it seems to work best if you click the "View Full Screen" option. Once you are in the "Full Screen" option you can select "Topo" to see a topographic map which does a good job of showing how the property is situated.

The topo map above shows how the 20 acres is situated. It borders the private easement road along its entire east side and the gravel creek bed (seasonal creek) along its entire west side. The easement road ends at the southeast side of the property so there is NO through traffic at all. The property is mostly level off of the easement road and slopes down gradually as you head west toward the creek bed. There are numerous areas on this property that could potentially have a spring (judging by the topography). There are also many spots with excellent views.

The photo above is a picture of a topo map showing the property. This photo is really "messy" because we didn't intend for this picture to be used in the listing. This is actually a photo taken of one of our iPads with the MapRight program open on it while we were on the property. The blue triangle is where the four wheeler was parked and we took the photo of the iPad so we would remember where we left the four wheeler...Anyway, we labeled this topo map because it looked like it might actually be useful! The private trail was mapped out when we rode the four wheeler (you can do that if you purchase a full version of MapRight) and the blue triangle is where we had t park the four wheeler because there were large tree branches blocking the trail. We then walked down the hill to the creek bed where we took the first video (shown above as "Video Of Creek". We then walked to the south a little bit and finally decided to head up to the north side of the property. While we were walking east along the north line we heard water flowing in the valley on the property so we walked down into the valley and that is where we discovered the little spring which appeared to be running out from several different rock ledges on the property (shown on the map above as "Video Of Little Spring"). This was also the trip where we saw the bald eagle at the southeast corner of the property. He was sitting in a tree and got startled and flew off when we began riding the four wheeler down the private trail.

We've got numerous videos of this huge tract! For the first two videos we will look at the creek on the west side and then the little spring which we found in the valley:

In the video below, we look at the seasonal creek on the west side of the property:

In the next video (below) we look at the little spring that we discovered in the valley on the north side of the property. This is also probably a seasonal spring that may only run after it has been raining or at various times throughout the year:

In the video below, we use our interactive map to see the area and the property. This video was made before we had checked out the creek bed on the west side of the property:

In the next video (below) we explore the property from the air with our drone. This video was made a couple of weeks before we had gone down to the creek bed on the west side. It is hard to tell in this video if the creek is running.

The aerial map above shows the layout of property along with the approximate dimensions.

Feel free to check out the property at any time (as long as it is still available). From the town of Ava, Missouri you will go east on Highway 76 for about 11 1/2 miles and then go north (left) onto County Road 276. Follow County Road 276 to the north just over 3 miles and when you come to the "T" in the road take a right onto the easement road. Proceed southerly on the easement road for about 3/4's of a mile to the property on the right side (west side) of the road.

Plan on driving a truck or an suv to this one. Gravel roads can get rough at certain times throughout the year and you may need the extra clearance that comes with a truck or an suv if the road is rough.

Please do print out all of the maps and directions from this listing as it can be confusing on your first trip to the property. We will also be happy to email you the MapRight link which is a great way to view/drive to the property. As long as you can get email on your smartphone then we can send you the MapRight Link (it will then open on your phone as the interactive map which is shown toward the top of this listing). We will be happy to email, text, fax or mail the maps and directions to you if you would like!

The map above shows the route to the property from Ava, Missouri. Ava is a friendly town with multiple stores/restaurants and a huge Wal-Mart.

In the photo above we are facing north on the easement road and the land is on the left.

This property (like all of our properties) is subject to the 6 basic restrictions as shown on our website (no mobile homes, etc.). Homes or cabins built on the property must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement).

To see the 6 standard Deed Assurances please click here.

In the aerial photo above we are looking southwesterly over the property with the truck parked on the easment road at the east side. Although we did not know it until we fully watched the drone video on a large screen, there are multiple trails leading to different areas on the property.

Although this property has been logged, there is still large timber remaining. Please note that timber with a stump diameter larger than 8 inches may not be cut, sold or removed until the property has been paid for in full (we can give written exceptions for creating building sites and driveways).

The map above will be helpful when you visit the property the first time.

Bring your four wheeler or your side-by-side and you can have A LOT of fun out here!

Good mixture of timber on the property.
