The property has a large flat knoll near the northeast side which appears to be the highest point in the area. The land slopes down verygently as you move to the west and the south from the knoll. There are numerous areas on this property that could potentially have a spring (judging by the topography). There are also many spots with excellent views. The property borders a large gravel creek bed along its entire west side (seasonal creek).

From the town of Ava, Missouri you will go east on Highway 76 for about 11 1/2 miles and then go north (left) onto County Road 276. Follow County Road 276 to the north just over 3 miles and when you come to the "T" in the road take a right onto the easement road. Proceed southerly on the easement road for roughly half a mile to the property on the right side (west side) of the road.

Plan on driving a truck or an suv to this one. Gravel roads can get rough at certain times throughout the year and you may need the extra clearance that comes with a truck or an suv if the road is rough.
