This 12 acre tract was recently logged but it was definitely not clear cut. There is quite a bot of medium (and some large) timber remaining on the property. Excellent opportunity to purchase low-priced acreage in an amazing area of the Ozarks.

The sales price on this 12 acres is $29,500. With $500 down the monthly payments will be $310. This is about a 15 year payment schedule and an annual interest rate of 9 3/4%. With $1,500 down the interest rate drops to 7 3/4% and the payment drops to $265 a month. With $2,500 down the interest rate drops to 6 3/4% and the payment drops to $240 a month. With $5,000 down the interest rate drops to 5 3/4% and the payment drops to $205 a month. These payments are all based on about a 15 year payment schedule. The topo map above shows how the 12 acres is situated. The property borders a gravel creek bed (dry creek) along its west side and it borders a private gravel easement road along its east side. This tract has a large level ridge along all of its east side. It slopes down gently as you move west toward the gravel creek bed.

The aerial map above shows the layout of property with the private road running along the east side. This road dead-ends about 1/2 a mile past the property making this a very private setting.

Feel free to check out the property at any time (as long as it is still available). From the town of Ava, Missouri you will go east on Highway 76 for about 11 1/2 miles and then go north (left) onto County Road 126. Follow County Road 126 to the north just over 3 miles and when you come to the "T" in the road you will go right onto the private easement road. Proceed about 1/4 of a mile on the easement road to the property on the right.

Although the roads are generally in good shape it would be wise to plan on driving a truck or an suv to this property.

As with all of our properties, there is a 100 foot setback from all shared roadways (highway, county road and easement roads) for utility purposes.
