Chalk Bluff - - Tract 09 at Chalk Bluff

The Tracts at Chalk Bluff represent possibly the best recreational acreage that you will ever find (plus they are buildable). These "Off-Grid" tracts are located just down the road from the famous Chalk Bluff which overlooks the very popular Jack's Fork River. The Jack's Fork River is surrounded by thousands of acres of land within the Ozark National Scenic Riverways. The land within the National Scenic Riverways can be used by the public for camping and for access to the Jack's Fork River.

In addition to being right next to the Ozark National Scenic Riverways, the east side of this small, private development directly borders the Rocky Creek Conservation Area which gives you several thousand MORE acres of available land for hunting, camping, trail riding and recreation!

The map above is an aerial map showing how the property is situated. Just to the west you will find Chalk Bluff, the Jack's Fork River and the Ozark National Scenic Riverways. Just to the east you will find the Rocky Creek Conservation Area. Tract 9 at Chalk Bluff is 10 acres in size. It borders the gravel easement road along its entire south side.

The sales price on this 10 acres is $22,500. With $500 down the monthly payments will be $235. This is about a 15 year payment schedule and an annual interest rate of 9 3/4%. With $1,500 down the interest rate drops to 7 3/4% and the payment drops to $200 a month. With $2,500 down the interest rate drops to 6 3/4% and the payment drops to $180 a month. With $5,000 down the interest rate drops to 5 3/4% and the payment drops to $150 a month. These payments are all based on about a 15 year payment schedule. Property taxes are only about $35 a year and are already taken care of for 2017. There are no prepayment penalties, no hidden fees and no balloon payments.

 The Tracts at Chalk Bluff are Off-Grid so plan on "unplugging" and "unwinding" while you use your acreage. Cell phone service is good here (we have Verizon, although others probably work) and we do have good wi-fi signal in our vehicles. Get "off-grid" while still staying in touch with the rest of the world!

Access into the Tracts at Chalk Bluff is via several miles of gravel roads. Although you can generally get here in a car, your better bet is a truck or an suv (in case you find a rough spot in the road). The gravel road runs through the Tracts and then runs past the actual "Chalk Bluff" on its way toward the Jacks Fork River.

This property has multiple locations that might be excellent for building and camping sites. This tract (and all the tracts at Chalk Bluff) were logged within the last several years. This tract was not clear cut and there is timber remaining. The portion that was logged could potentially be turned into a pasture/yard/garden or it could just be left for wildlife habitat as it grows back. 

This area is VERY well known for hunting, especially for deer and turkey. You will almost certainly see deer and turkey on your private tract, and for additional hunting you can check out the Rocky Creek Conservation Area which is just to the east (you drive right through it on your way to the property).

The topo map above shows how Tract 9 at Chalk Bluff is situated. The property is accessed via the gravel road (shown in yellow) which borders the entire southwest side of the property. The property is basically level along the gravel road and as you head north it gently slopes down, then back up again and finally down one last time all the way to the creek bed. This is a seasonal creek that would only run at certain times throughout the year, or after it has been raining. The creek bed does, however, give you an excellent source of gravel and beautiful Ozark rock for building and landscaping projects.

Feel free to check out the property and explore the area. If you are coming from the west (through Springfield, MO) just go east on Highway 60 to the town of Birch Tree. Go about 5 miles to the east, past Birch Tree, and then go north onto Highway E. Now go about 10 miles on Highway E and then go west on County Road 412, which is a gravel road. If you get to Highway 106 then you went a little too far on Highway E. Once you are on County Road 412 you will go about 6-7 miles until you get to the Tracts at Chalk Bluff. The last 3-4 miles of gravel roads are Forest Service roads and you will need to drive fairly slowly.

You will DEFINITELY want to print out all of the maps and directions for when you drive out to the Tracts at Chalk Bluff. We will be happy to email, text, fax or mail the maps to you if you would like. The Tracts at Chalk Bluff have not been surveyed but our guys have marked the approximate corners with ribbons. We are speaking with a surveyor about having each tract surveyed and if we do so, it will be at no cost to our buyers. Each tract does have guaranteed legal access.

We will also be happy to email you the "MapRight" link which will be very helpful when you visit the property. This is the actual interactive map from this listing. If you have a smartphone you can download the MapRight app, although you can still view the map in your internet browser on your smartphone without the app. This is by far the best way to view the property as it will show exactly where you are and where the property is, all on the same map. All of the Tracts at Chalk Bluff are subject to the 6 basic restrictions as shown on our website (no mobile homes, etc.). Homes or cabins built on the property must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement).
