Huge 25 acre tract in Wright County, Missouri which is well-known for incredible deer and turkey hunting. A nice property with a lot of potential. Wooded with oak, cedar and hickory trees (as well as many other species). This tract is about 10 miles from Hartville, Missouri and about an hour from Springfield, Missouri.

PLEASE NOTE: This property needs some "clean-up" work done on it. This tract was used as someone's "living quarters" for several years and although they have left there is still a fairly large amount of old stuff on the property. You will likely find an old mobile home, RV, pickup truck as well as other items. We have no titles for any of the vehicles or equipment and we make no claim of ownership on anything other than the land itself. 

You can leave the stuff right where it is, you can haul it off or you may want to simply push it back into the woods. Whatever you choose is fine with us!

This is an "Off Grid" property. Although power appears to be within about 1/2 a mile, it has not been run to the property. The former residents used a generator to power the drilled well and any of their lights and appliances.

The photo above was taken while standing on the easement road at the south side of the property. We are looking at the start of the long, private driveway which leads back to the cleared site toward the center of the property (the truck is pulling out of the private driveway).

Normally, we would spend a day and clean up the trash/equipment that has been left but with so many projects we have decided to sell the property exactly as it is! You can clean it all up, leave it all where it is or anything in between. 

The sales price on this 25 acre tract is $59,500. With $500 down the monthly payments will be $630. This is about a 15 year payment schedule and an annual interest rate of 9 3/4%. With $1,500 down the interest rate drops to 7 3/4% and the payment drops to $550 a month. With $2,500 down the interest rate drops to 6 3/4% and the payment drops to $515 a month. With $5,000 down the interest rate drops to 5 3/4% and the payment drops to $455 a month. These payments are all based on about a 15 year payment schedule. Property taxes will only be about $60 a year and this is already taken care of for 2017. There are no prepayment penalties, no hidden fees and no balloon payments.

The topo map above shows how the land "lays". It is basically flat with just a VERY gentle slope to it. The northwest corner is the only area that appears to have any kind of real slope (we have not walked to the northwest corner, we have only looked at the topo map). Other than the cleared building sites, this property is all wooded. This is a very usable property with loads of potential!

 

The photo above was taken with our drone. We are over the east side of the property, looking to the north. The truck is parked on the east end of the property. On the left side of the photo you can see the private driveway which winds its way back to the building site. The property is bordered along its north side by a very pretty meadow. The deer and turkey will come right over the meadow and into the woods on the 25 acres.

 

Here are the directions to the property so that you can check it out: From the four-way stop in Hartville go north for about half a mile then take a right onto Highway "Z", stay on Highway "Z" for two miles and take a right onto Highway "E", stay on Highway "E" for 3.8 miles then go left onto the gravel easement road (which is not marked). Take the gravel easement road to the property. When you visit the property PLEASE print out the maps we have provided as it can certainly be tricky the first time you drive to the property. Although almost every property we sell is subject to our 6 basic deed assurances, this particular tract is not subject to those deed assurances. Mobile homes are fine. Portable buildings are fine. Tiny Houses are fine. BUT, there is still a 100 foot setback from the easement road for building/structures (as a utility easement) and no timber with a stump diameter of greater than 8 inches may be cut or disturbed until the property has been paid for in full.
