Awesome 10 acre wooded tract with road frontage, power and phone, great timber, nice views AND an old homestead. This 10 acre tract can be found in a small, private development which is called "Eagle Ridge" and is within a larger area called "Hawk's Roost".

The photos/videos of this property were taken in the late Autumn, so many of the trees have already lost their leaves. We will be happy to get you updated spring/summer pictures and videos in a few months if you would like (they will look much prettier). 

The sales price on this 10 acre tract is $39,500. With $500 down the monthly payments will be $415. This is about a 15 year payment schedule and an annual interest rate of 9 3/4%. With $1,500 down the interest rate drops to 7 3/4% and the payment drops to $360 a month. With $2,500 down the interest rate drops to 6 3/4% and the payment drops to $330 a month. With $5,000 down the interest rate drops to 5 3/4% and the payment drops to $290 a month. These payments are all based on about a 15 year payment schedule. The topo map above shows how the 10 acres is situated. The property is the highest at the east side (by the old homestead) and also the southside. It slopes down very gently as you move to the west. The power line borders basically the entire east side of the property.

The aerial photo above was taken over the north side of the property looking to the south. There is a great mixture of timber on the property. The old homestead adds some really cool history and character to the property!

Feel free to make the trip to check out the property. From Mountain Grove, Missouri go south on Highway 95 for about 20 miles to Highway 14. Go east on Highway 14 for about 7 miles and then go left on the gravel easement road which takes you to the northeast side of the property (where you will find the old homestead). It is the first left AFTER you pass County Road 253.

Please note, the map above shows that the property actually does have a small amount of frontage on County Road 253 at its southwest side BUT there is no road or driveway at that location so you will need to access to property via the easement road shown in green.

We are in the process of upgrading the easement road system but even when they are improved you will still want to use a truck or an suv to access the property as the extra few inches of clearance could be helpful if there are rough spots in the road.

 As we mentioned earlier, we will be happy to email you the "MapRight" link which will be very helpful when you visit the property. If you have a smartphone you can download the MapRight app and you will be able to see exactly where you are when you view the property. This is by far the best way to view the property if you have a smartphone or tablet with cell/internet service. We have Verizon service and we get fairly good reception at the property.

Like all of our properties, this tract is subject to the 6 basic restrictions as shown on our website (no mobile homes, etc.). Homes or cabins built on the property must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement).

In the aerial photo above we are looking north over the property which is on the left side of the power line. This tract has an amazing mixture of good timber.

 As with all of our properties, there is a 100 foot setback from all shared roadways (highway, county road and easement roads) for utility purposes. This ensures that you will have access to power and phone if/when you need it. The utility easement along the sides/back of each property is 30 feet. Also please note that timber with a stump diameter larger than 8 inches may not be cut, sold or removed until the property has been paid for in full (we can give written exceptions for creating building sites and driveways).

When we visited the property we quickly found the original well/cisten which is located between the three buildings. It actually widens out below ground level and it is completely lined with rock walls. It only appears to go down about 8 feet but please use caution as you would certainly not want to fall into it!

This area is FULL of wildlife including deer and turkey. Also, within just a few miles of the property you will find thousands of acreas of National Forest which can also be used for hunting and recreation. Within just a few miles you will find the VERY popular North Fork River and Bryant Creek. Perfect for fishing, floating, swimming canoing and kayaking.
