25 acre wooded tract with road access, multiple building sites and excellent views. This 25 acre tract can be found in a small, private development which is called "Eagle Ridge" and is within a larger area called "Hawk's Roost". This well-located tract has a large amount of road frontage along the entire east and south sides giving you mutiple access points into the property.

The aerial photo above shows a "birds-eye" view of the property. Cedar trees as well as hardwood trees can be found covering the land.

The photos/videos of this property were taken this winter so you get to see the property with no leaves on the trees. We will be happy to get you updated spring/summer pictures and videos in a few months if you purchase the property (they will look much prettier, although the cedar trees look pretty all year).

The sales price on this 25 acres is $49,500. With $500 down the monthly payments will be $520. This is about a 15 year payment schedule and an annual interest rate of 9 3/4%. With $1,500 down the interest rate drops to 7 3/4% and the payment drops to $455 a month. With $2,500 down the interest rate drops to 6 3/4% and the payment drops to $420 a month. With $5,000 down the interest rate drops to 5 3/4% and the payment drops to $370 a month. These payments are all based on about a 15 year payment schedule. The topo map above shows how the 25 acres is situated. The property is the highest on the south side and slopes down gently as you move to the north. According to the topo map there is a small creek bed along part of the north side of the property. This would be a "wet weather" creek that only runs after it has rained or possibly in the springtime.

The property is an excellent area for wildlife, with great privacy but still close to several towns.

Feel free to make the trip to check out the property. From Mountain Grove, Missouri go south on Highway 95 for about 20 miles to Highway 14. Go east on Highway 14 for about 7 miles to County Road 255 on the left (north). Take County Road 255 to the gravel easement roads (shown on the map below) to get to the property.

PLEASE NOTE, that it is quicker to come in to the property from the west side BUT you have to use about 1/4 mile of road which does not appear to be a county road and is not part of Hawk's Roost. This 1/4 mile of road is shown as the very thin, yellow line on the map above (coming off of County Road 253 on the left side of the photo above). We have used this 1/4 mile section of road many times but it could potentially be someone else's private road so please be respectful if you are using it to access the property. If you come in from the east (using the roads shown in green) then you will be just fine but these are minimum maintenance easement roads so you will defintely want a truck or an suv when you come to visit the property.

We are in the process of upgrading the easement road system but even when they are improved you will still want to use a truck or an suv to access the property as the extra few inches of clearance could be helpful if there are rough spots in the road.

 As we mentioned earlier, we will be happy to email you the "MapRight" link which will be very helpful when you visit the property. If you have a smartphone you can download the MapRight app and you will be able to see exactly where you are when you view the property. This is by far the best way to view the property if you have a smartphone or tablet with cell/internet service.

 

There is a good mixture of timber on the 25 acres.

Like all of our properties, this tract is subject to the 6 basic restrictions as shown on our website (no mobile homes, etc.). Homes or cabins built on the property must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement).

While the area was recently logged, this tract appears to have alarge amount of timber remaining.

As with all of our properties, there is a 100 foot setback from all shared roadways (highway, county road and easement roads) for utility purposes. This ensures that you will have access to power and phone if/when you need it. The utility easement along the sides/back of each property is 30 feet. Also please note that timber with a stump diameter larger than 8 inches may not be cut, sold or removed until the property has been paid for in full (we can give written exceptions for creating building sites and driveways).
