The map above is an aerial map which shows how this unique tract is situated. It is at the north end of a private penninsula on Bull Shoals Lake and the east side DIRECTLY borders the "Take Line" on the lake which gives you access to the water (the shaded area is the "Take Line"). There is a road on the east side of the property that takes you right to a beautiful cove on the lake (indicated by the dotted white line on the map above). As the road to this cove is only accessible from a few private tracts you are one of the few people in world who can put their boat into the water on this cove which is known as "State Line Cove"!  

 This area is renowned for its bass fishing, so much so that the B.A.S.S. Elite Series tournament was held right here in 2016! Huge walleye, catfish and many other types of fish can also be found in Bull Shoals Lake. You can fish this lake year around giving you unlimited fishing opportunities.

Bull Shoals Lake is a "Corp of Engineers" lake which means it was created and is maintained by the Army Corp of Engineers. On all "Corp of Engineers" lakes, the water itself as well as a buffer area around the water is actually owned/controlled by the Corp of Engineers. As a property owner bordering this Corp Of Engineers land, you are able to use this additional land for hunting and recreation as well as to cross over in order to access the water. As no private individuals own the actual water on Bull Shoals Lake, a property that has frontage on the Government "Take Line" in generally considered lakefront. On the map above, the red outlined area is the property and the shaded area is the Corp of Engineers land which is what gives you the excellent access to the water and the additional land for hunting and recreation.

The Army Corp of Engineers is in charge of a huge number of lakes but the most well known in this area are Bull Shoals Lake and Table Rock Lake (both of which are near Branson, Missouri).

 Great access off of the black top road will put you to Branson, MO in a little over half an hour. The entire west side of the property fronts the paved road (Mo-Ark Road) and the road frontage is completely fenced with pipe fencing. You can drive to this property all year in any type of vehicle.

The photo above is an aerial photo which shows how the property is situated. The east side of this tract borders the "Take Line" on Bull Shoals Lake for about 400 feet. There are multiple building sites on the property. You can drive your vehicle directly from the property onto the short trail which takes you to State Line Cove. 

The map above shows the location of the shared well which serves 6 private tracts. The new owner of this 10 acres (Tract 4) will be given a full 1/6 interest in the well which we have been told is a good, deep well. You do not have to hook to the well but it is an option if you ever want to do so. Electric is directly on the west side of the property and phone is right at the paved road. Topo Map

The topo map above shows how the land "lays". This topo map is a little "grainy" but it does give a fairly good idea of the property's topography. The property is the highest on the west end (by the road). It slopes down VERY gently as you head east but most of the property is flat with just a slight roll to it. Beautiful for building, camping or most anything. There are numerous building sites on this property so you have your choice of building/camping by the road, toward the center or on the east side, deep into the trees...

There is virtually no limit to what could be done with this unique property! 

Aerial All Tracts

The map above shows the 6 tracts we have, which have frontage on MOARK Road. This listing is for Tract 4. All of the tracts are excellent but Tract 4 probably has the best potential building site which is on the east side where there is a large open meadow, mature timber AND is just a few feet from the "Take Line" on Bull Shoals Lake. All of the tracts have frontage on the "Take Line" on the east side although only on Tracts 4, 5 and 6 are you able to drive a full sized truck and trailer to State Line Cove and put your boat into the water. State Line Cove is accessible from Tracts 1, 2 and 3 as well but you would probably need to use a four wheeler or go on foot as the trails there may not be wide enough for a full sized car or truck.

 

Timber on property

On the east side of the property you will find gorgeous, commercial sized hardwood timber with multiple trees that appear to be over 100 years old!

 

Road Map

The map above is a road map which which shows the route to the property from Branson, Missouri. The property is actually only about 15 miles southeast of Branson although by road it takes a little over half an hour. If you enter the address: "3138 MOARK Road, Cedar Creek, MO 65627" into your gps/phone it should take you right to the property (this is the address of the neighbor's house on the other side of the road).

As you will see in the videos, there is good solid pipe fencing along the road frontage at the west side of the property. As these tracts are brand new there has not yet been an entrance cut into the property. You are welcome to go through the gate on Tract 6 (which is just a few hundred feet to the south) in order to drive into the property. To install a private entrance into this tract the pipe fencing will need to have a section removed. We can help with that, if you would like.

To get to the property from Branson you can go east on Highway 76 until you come to Highway 160. Then go east on Highway 160 to Highway M. Now follow Highway M all the way down to MO/ARK Road. Follow MO/ARK Road to the south and when you see the pipe fencing you are getting close to the property (the pipe fencing starts on Tract 1). Please email or call us before you make the trip to the property so that we can give you the code for the gate on Tract 6, so that you can get onto Tract 4. You will also probably want to print the maps/directions from this listing so that you will be able to easily locate the property.
