Sold Properties - - Fish FROM your property! - DIRECT river frontage in the Ozarks!

SORRY, THIS PROPERTY HAS BEEN SOLD! Bryant Creek is one of the most popular rivers/creeks in the Ozarks for fishing, floating and canoeing. This Property has direct frontage on Bryant Creek with even it's own private beach - it also is only a short drive from the Vera Cruz Public Access Area which gives you additional land for hunting and additional rivers for fishing and floating. A versatile property with a gorgeous meadow, large trees and the VERY popular Bryant Creek!

The photo above is an aerial photo (taken with our drone) showing the Bryant Creek where it cross over the property. On this rare tract you will actually own BOTH sides of the river!

This property is only a short drive from the Vera Cruz Public Access area. The Conservation Area is about 80 acres in size and contains access points to the Bryant Creek as well as Hunter Creek. The Conservation Area also offers primitive campsites as well as bathrooms. The Conservation Area is open for hunting and fishing as well.

Please refer to our interactive map above for additional property views and information. Please note that the boundary lines and measurements are approximate. This interactive map is BRAND NEW for us and if you have a chance we would love to have your feedback on it. Is it awesome? Is it great? Is it confusing? We would like to know!

Also, please note that on the interactive map it seems to work best if you click the "View Full Screen" option. Once you are in the "Full Screen" option you can select "Topo" to see a topographic map which does a good job of showing how the property is situated. The north part of the property (the open meadow) is basically flat. As you go south from the meadow you transition into the creek area and the across from the creek (on the south side) the land slpoes up. Although the view down by the creek is simply breath-taking, there are several other places on the property which could be excellent building sites. Building in the meadow would give you excellent views as well as easy access to electric, which runs across the west side of the meadow.

PLEASE NOTE: As with many properties on a true river/creek, most of this acreage is within the "100 Year Flood Plain". The entire meadow on the north end would likely be within the flood plain. Several months ago we had an historic flood in the Ozarks and water was running over most of the meadow. Although the extreme north end may have been dry, if you did build in the meadow you would defintiely want to elevate your structure. Also, if you build a structure that requires a typical mortgage then the bank will require that you have flood insurance on the structure. The very southeast corner of the property rises up (see the topo map) and it would be out of the flood plain BUT this would be a very inconvenient building site.

The aerial map above shows the property's boundaries as well as the approximate dimensions. The Vera Cruz Conservation Area is outlined in green. For more detail see the "close-up" aerial map farther down in this listing.

In the photo above we have just pulled off of the county road are parked on the north part of the meadow on the 3 acre tract. You can see a strand of barbed wire which has been pulled across the driveway for privacy.

The photo above shows a close-up look at the property, with its approximate dimensions. The yellow dotted line on the map is a trail which leads right to the water's edge. PLEASE do not drive your vehicle past the meadow because when you get close to the creek it gets VERY SANDY and you are likely to get stuck! The best bet would be to park in the meadow and then walk the short trail to the creek. Bring your fishing pole and your canoe and spend the day!

The property is just a short drive from Ava, Missouri. Ava is a medium-sized town with a large Wal-Mart, lumberyard and numerous stores and restaurants.

From Ava just take Highway 14 to the east for about 9 miles, then go left onto AB Highway. Go about 4 miles on AB Highway and the road will turn to gravel and you will come to a fork in the road. Go left at the fork (this is County Road 230), cross the small concrete bridge and continue for about 1/4 mile. You will see an old red barn on the left and the entrance into the 3 acres is directly across the road from the old red barn (south side of the road). Feel free to unhook the strand of barbed wire and check it out.

If you plan to do some camping when you are out here you can stay at one of the free campsites in the Vera Cruz Conservation Area (or, just buy this property and camp next to the creek).

The property is centrally located in the Missouri Ozarks. It is just over an hour to Springfield which is the largest city in southern Missouri. Also, you will find over 10,000 acres of National Forest in the area which can be used for hunting, camping and trail riding.

This tract is subject to the 6 basic restrictions as shown on our website (no mobile homes, etc.). Homes or cabins built on the property to be used as a residence must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement). Portable buildings are permitted for camping and storage but not for a permanent residence (unless they are at least 600 square feet and permanently attached to a 600 square foot foundation).

To See The 6 Basic Deed Assurances Please Click Here

You will notice that Deed Assurance #6 is that residences must be on a continuous concrete foundation. However, on this property since you would want to elevate your structure it would not have to have a continuous concrete foundation (treated posts/post & pier construction would be fine).

Please feel free to go and check out the property. You will definitely want to print out all of the maps we have provided before visiting the property, as it can be confusing on your first visit. If you would like us to email you the maps and/or pictures just let us know. Feel free to bring your fishing pole and your four wheeler!
