20+ Acres: - 55 acres with direct Niangua River frontage!

SORRY, THIS PROPERTY HAS BEEN SOLD!

HUGE 55 acre tract with good county road frontage and direct frontage on the actual Niangua River! Drive to this property all year in any type of vehicle on the County Road. This property is a rare gem. As you know, properties with TRUE frontage on a named river are rare. As you may not know, properties with TRUE frontage on the Niangua River, just down from Bennett Springs State Park are more than rare!

Could it get any better.......Yes! This particular portion of the Niangua River is what is referred to as a "White Ribbon Section" for trout fishing! The "White Ribbon" designation means that this section is managed for catching rainbow and brown trout with a higher daily limit than other trout fishing areas. This means more fishing and fun for you and your family!

This property has over 100 feet of DIRECT frontage on the Niangua River BUT it is very steep to get down to the river. We were able to "hike" down the hill right to the water but it was very steep. If you wanted to make it more accessible you would either have to have a big piece of machinery to cut in a trail, or possibly do some type of staircase down toward the river. We have priced this property simply as wooded acreage, and the river frontage is a bonus!

For more information on the trout fishing click on the link below. It is a link to an article written by a man who was fishing for trout in the area adjacent to the NRO resort (the river frontage on this property is directly north of the NRO resort).

By the way, the river is also well known for bass fishing as well as several other species. It is also quite popular for canoeing and floating.

Tract 10 at Niangua Valley is 55 acres in size.

This aerial map above shows the approximate boundaries of Tract 10 at Niangua Valley. It features 110 feet of direct frontage on the Niangua River along its east side, giving you plenty of space for shoring your canoes or kayaks, fishing for trout, bass and other fish or setting up a few beach chairs for the family and friends (as long as you can get down the steep hillside). It has about 600 feet of DIRECT paved road frontage on Corkery Road on its west side. This is a BIG tract with multiple areas that would be suitable for a cabin, campsite or a home home. This is a brand new property and we have not even had the chance to clear a driveway into the acreage. Our guys would be happy to clear a driveway for you so that you can pull your vehicle onto the property after you have purchased it.

Tract 10 has DIRECT frontage on the Niangua River. Fish, canoe, kayak or sun bathe on your very own private beach!

The sales price on this 55 acre tract is $99,500. With $500 down the monthly payments will be $1,060. This is about a 15 year payment schedule and an annual interest rate of 9 3/4%. With $1,500 down the interest rate drops to 7 3/4% and the payment drops to $935 a month. With $2,500 down the interest rate drops to 6 3/4% and the payment drops to $870 a month. With $5,000 down the interest rate drops to 5 3/4% and the payment drops to $795 a month. These payments are all based on about a 15 year payment schedule. Property taxes will only be about $120 a year and are already included in the monthly payments. There are no prepayment penalties, no hidden fees and no balloon payments.

PLEASE NOTE that you have a full 12 months to ADD to your down payment in order to reduce your interest rate and payment amount!

The photo above shows a few of the trees on Tract 10. This photo was taken facing into the afternoon sun which makes the trees look dark. This property has a good amount of mature timber including white oak, red oak, pine, hickory and cedar. Please note that the timber may not be cut or sold until the property has been paid for in full (exceptions can be made for creating trails/building sites).

There are multiple areas on the property that would be suitable for building, camping or hunting.

Check out the interactive map below!

Please refer to our interactive map above for additional property views and information. Please note that the boundary lines and measurements are approximate. This interactive map is BRAND NEW for us and if you have a chance we would love to have your feedback on it. Is it awesome? Is it great? Is it confusing? We would like to know!

Also, please note that on the interactive map it seems to work best if you click the "View Full Screen" option. Once you are in the "Full Screen" option you can select "Topo" to see a topographic map which does a good job of showing how the property is situated.

The land slopes down off of the County Road as you head to the east. It then slopes back up and there is a large leverl area in about the middle of the property. As you continue going east toward the river it slopes down (to a small creek) and then back up to a very pretty area overlooking the Niangua River. From here it slopes down steeply to the river. We have not explored very much of this huge property. Bring your hiking boots and a bottle of water if you are going to make your way to the river!

We considered spending a few days and opening up a trail toward the river. We decided not to as it would have raised the price of the property substantially. If you are interested in building some great "sweat equity" on this property, consider opening up a trail to the river which could increase the value dramatically.

This property is private and secluded with an amazing amount of wildlife. On the property you can expect to find whitetail deer as well as wild turkey. In the river you can expect to find trout, bass and many other types of fish.
