Tract 6 at Niangua Valley is 33 acres in size.

This aerial map above shows the approximate boundaries of Tract 6 at Niangua Valley. It features 110 feet of direct frontage on the Niangua River along its east side, giving you plenty of space for shoring your canoes or kayaks, fishing for trout, bass and other fish or setting up a few beach chairs for the family and friends. It's roughly 1,200' feet north to south, 1,800 feet east to west at its longest point and has nearly over 1,000 feet of DIRECT road frontage on Box Hollow Road on its north side.

The sales price on this 33 acre tract is $79,500. With $500 down the monthly payments will be $850. This is about a 15 year payment schedule and an annual interest rate of 9 3/4%. With $1,500 down the interest rate drops to 7 3/4% and the payment drops to $745 a month. With $2,500 down the interest rate drops to 6 3/4% and the payment drops to $695 a month. With $5,000 down the interest rate drops to 5 3/4% and the payment drops to $630 a month. These payments are all based on about a 15 year payment schedule. Property taxes will only be about $120 a year and this is already included in the monthly payments. There are no prepayment penalties, no hidden fees and no balloon payments.

The land is basically level along the north side by the county road (northeast part drops down off of the county road). There is an excellent private driveway which goes south onto the property from the northwest side, off of the county road. The private driveway winds its way to the south and ends in a small clearing, surrounded by mature timber. As you continue going south from the end of the driveway, the land drops down into a natural "glade" area which is covered with native Ozark grasses. At the base of the glade area you will find a small creekbed. We have not explored the property (other than by drone) so we do not know if there is water in the creekbed. It is probably a "wet-weather" creek that would run after a rainfall. As you continue east toward the river the property slopes back up, and then down again as you get to the water. There are currently no trails (that we could find) leading to the river. Bring your hiking boots and a bottle of water if you are going to make your way to the river!

We considered spending a few days and opening up a trail toward the river. We decided not to as it would have raised the price of the property substantially. If you are interested in building some great "sweat equity" on this property, consider opening up a trail to the river which could increase the value dramatically.

This property is private and secluded with an amazing amount of wildlife. On the property you can expect to find whitetail deer as well as wild turkey. In the river you can expect to find trout, bass and many other types of fish.
