We have combined Tracts 4 & 5 at Wild Turkey Hollow and together they total 12 acres in size. They border the Mark Twain National Forest along their entire east side and County Road 421 along their entire west side.

This aerial map above shows Tracts 4 & 5 at Wild Turkey Hollow which border the Mark Twain National Forest for about 425 feet along their east side. The property measures about 1,200 feet east to west and is basically rectangular in shape. The diagonal line going across the west part of the property is the electric line. Wild Turkey Hollow which is a very small development of only about 20 tracts. Only a very small number of the tracts at Wild Turkey Hollow border the National Forest AND have electric on site!

This pair of tracts offers a rare chance to access a huge amount of public land. Set up your camp, cabin or home and have DIRECT access to over 10,000 additional acres of land in the Mark Twain National Forest.

The total sales price on these 2 tracts is $46,500. This is a discount of OVER $5,000 off of the regular price. With $500 down the monthly payments will be $490. This is about a 15 year payment schedule and an annual interest rate of 9 3/4%.

With $1,500 down the interest rate drops to 7 3/4% and the payment drops to $425 a month. With $2,500 down the interest rate drops to 6 3/4% and the payment drops to $390 a month. PLEASE NOTE that you have a full 12 months to ADD to your down payment in order to reduce your interest rate and payment amount!

The photo above shows an aerial view of the tracts with the National Forest in distance. As you can see, they are heavily wooded and you can drive right up onto the property!

There are multiple areas on the property that would be suitable for building, camping or hunting. Set up your campsite or home on the property and you can spend a lifetime exploring the National Forest which is basically your backyard!

Check out the interactive map below!

Please refer to our interactive map above for additional property views and information. Please note that the boundary lines and measurements are approximate. This interactive map is BRAND NEW for us and if you have a chance we would love to have your feedback on it. Is it awesome? Is it great? Is it confusing? We would like to know!

On the interactive map above, the National Forest on the east side of the tracts may not be labled. Still, the interactive map is pretty cool because you can zoom right in on any part of the property.

Also, please note that on the interactive map it seems to work best if you click the "View Full Screen" option. Once you are in the "Full Screen" option you can select "Topo" to see a topographic map which does a good job of showing how the property is situated. It is basically level on the west side by the county road and rises up very gradually as you head east toward the National Forest. It levels off toward the middle of the property.

National Forest

This property DIRECTLY borders the Mark Twain National Forest. This is a rare opportunity to have excellent access onto THOUSANDS of acres of land, right at your doorstep. The National Forest can be used for hunting, camping, trail riding, fishing and canoeing (in the numerous creeks and rivers) as well as other recreational activities.

If you have been looking for a nice tract of land for a while then you already know how hard it is to find acreage adjoining public land. This property is one of the VERY FEW tracts we have had with direct frontage on the National Forest. This is one of the ONLY tracts we have ever had that has direct frontage on a County Maintained Road AND the National Forest (AND with an electric line on site).

There are only about 20 tracts at Wild Turkey Hollow and ONLY the tracts on the east border the National Forest. When these are gone, they're gone...act fast!

The map above shows the route to the property from the town of Birch Tree, Missouri.

This property is private and secluded (with an amazing amount of wildlife) but is also within driving distance of several nice towns. Birch Tree, Winona and Mountain View, Missouri are all within about 20 minutes of the property (Mountain View has the all-important Wal-Mart).

Map showing the location of the property within the Ozarks. Excellent location, under two hours to Springfield, MO and Branson, MO. Also only about half a day's drive to Kansas City and even closer to St. Louis.

This tract is subject to the 6 basic restrictions as shown on our website (no mobile homes, etc.). Homes or cabins built on the property must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement).

In the photo above we are parked on the small cleared site on the property. This area could be great for buiding or setting up camp!

Area Map

This property is in the heart of a popular recreational area. People travel from all over the country to hunt, fish, camp and play in this area! The Jack's Fork River flows east through the town of Eminence which is nationally known for trail rides, canoeing and tubing. You will not get bored around here.

Directions to the property:
