Starting at the county road the property drops down fairly steeply, then it slowly rises up as you move toward the meadow. It’s highest point is in the meadow and then it gently drops down as you move toward Bryant Creek. Although the view down by the creek is simply breath-taking, there are several other places on the property which could be excellent building sites. Building in the meadow would give you excellent views as well as easy access to electric, which runs across the west side of the meadow.
There is currently no driveway coming off of the county road on the west side of the property. Although you could clear/install a driveway, the easiest way to access the property is via a small road which crosses over the east side of the property, by the creek. In the photo above we are parked on a cleared site near the creek. In the background you can see the little road which is useful for accessing the property. This is actually an ancient county road and it crosses over the east side of the property and dead-ends about 1/2 a mile after the property. This is a minimum maintenance road and is best accessed with a truck or an suv.

The property is just a short drive from Ava, Missouri. Ava is a medium-sized town with a large Wal-Mart, lumberyard and numerous stores and restaurants.
From Ava just take Highway 14 to the east for about 9 miles, then go left onto AB Highway. Go about 4 miles on AB Highway and the road will turn to gravel and you will come to a fork in the road. Go left at the fork (this is County Road 230), cross the small concrete bridge and continue for about 1/4 mile. You will see a gravel road which goes left (north). This road will take you to the west side of the property but keep in mind there is no driveway into the property on the west side. To drive onto the property, do not go left on this road, just keep going straight. After a few hundred yards you will pass an older farmhouse and then you will see the trail (just past the farmhouse) which leads to the east side of the property. The trail has a gate at the entrance and we have added a combo lock. Just call us and we will be happy to give you the combo. Once you go through this old gate you will drive a few hundred feet and you will be on the property.

The property is centrally located in the Missouri Ozarks. It is just over an hour to Springfield which is the largest city in southern Missouri. Also, you will find over 10,000 acres of National Forest in the area which can be used for hunting, camping and trail riding.
