Large 27 acre tract available in our NEWEST development: ELK RIDGE
This development is prime hunting and recreational land with multiple areas on each tract for building and camping. Only a short drive from Eminence, Missouri and thousands of acres of National Forest. The area is full of whitetail deer, turkey and is only a few miles west of where the Department of Conservation has released a large herd of elk! Elk Ridge is limited to about 15 tracts so the area will never be crowded. There are miles of trails running through Elk Ridge which are ONLY for use of the property owners and their guests. Although EVERY tract at Elk Ridge does have frontage on a public road, each property owner has use of the existing network of trails to access different areas of their properties. These trails are for four wheelers, side-by-sides (Razors) and foot traffic. Electric is directly on Tract 9. We had good cell service right where we parked the truck (on the north side of Tract 9).
The photo above is an aerial of the 27 acres. It’s about 1,800 feet wide at it’s widest point and has about 240 feet of direct road frontage, giving plenty of room for your choice of dozens of building and camping sites. A trail runs over the very north end of the property as well as over the middle and the west side of the property. These trails are easements for all property owners at Elk Ridge and give you access to different areas of the property. The property is the highest on the north end, by the paved road. As you go south, it slopes down into a valley (which may have a very tiny creek at the bottom) then as you continue going south it slopes back up to a ridge area.
The full sales price for the entire 27 acre tract is $36,500. These are possibly the LOWEST priced tracts we have ever had. With $500.00 down the monthly payment will be $385.00 with an annual interest rate of 9 3/4%. Taxes are only about $65 a year and are already taken care of for 2017. Please keep in mind that most of the aerial maps/photos are about 3-4 years old so they were taken pretty recently after the property had been logged (they are the newest maps we could get, other than the ones taken with our drone). Within those 3-4 years thousands of small trees have started/continued to grow and a recent aerial would reflect that fact and would show a lot more “greenery”. In fact, when you look at the videos/photos taken recently with our drone, you can see the property is covered with tons of young (and growing) timber.

It slopes down off of the county road and then back up to a cool ridge, then back down and back up to another ridge. The views from the ridges are great!
The map above shows part of the network of trails within Elk Ridge. These are not public roads, these are ONLY for the use of property owners and their guests. These existing roads can be used to access different areas of your property. These are VERY primitive roads (and they always will be). They are designed to be used for foot traffic, four wheelers or side-by-sides (Razors). These roads are permanent easements for property owners and their guests. When we were out at the property taking videos sections of the trails were VERY rough (we had a tremendous amount of rain just before taking the videos). Although we were able to make it through with a four wheeler, it was still pretty rough. The trail system connects to County Road 414 on the south end and Highway 106 on the north side of Elk Ridge. There is a trail just off of the highway on the northernmost end of Tract 9 which is part of the easement road network.
The property is located about 4 miles west of Eminence, Missouri. The property is private and secluded (with an amazing amount of wildlife) but is also within about 5 minutes of Eminence, Missouri. Even though this huge tract will keep you busy exploring, hunting and camping you may be interested to know that within 10 miles of the property you will find over 10,000 acres of National Forest and State Lands upon which you can also hunt, camp, trail ride and play!
The photo above was taken on the south side of the property. There is a “high-wire” that crosses the property at this point. The clearing for the high-wire opened up some amazing views!
The property was logged about 4-5 years ago. It was logged heavily. Although there are a few larger trees left, much of the property is covered with thousands of young oak, pine and hickory trees (as well as many other species). Sometimes we spend a few weeks and clean up a property that has been logged but since we have quite a few projects right now we have decided so leave these properties as they are and sell them at a reduced price. You could certainly clean up the property by yourself but years of experience has shown us that after just a few years the limbs left from the loggers will rot away, the remaining trees will grow quickly and the property will look excellent.

This tract is subject to the 6 basic Deed Assurances as shown on our website (no mobile homes, etc.). Homes or cabins built on the property which are to be used as a residence must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement).

The property is in an excellent location, only a short drive from Eminence MO. The property borders a paved road along its entire north side so you can drive to the property all year around in basically any type of vehicle.
The well known Jacks Fork River is within about 3 miles of this property and is one of Missouri’s wildest and most scenic rivers. On the Jacks Fork River you will find excellent fishing (specifically small mouth bass but also many other species) as well as great areas for floating, canoing and kayaking. Alley Spring is a beautiful freshwater spring which is part of the National Scenic Riverways and is located only about 3 miles west of Elk Ridge.
To get to the property from Springfield, Missouri just go east on Highway 60 to the town of Birch Tree. Keep going east past Birch Tree for a few miles and then go north (left) onto Highway E. Stay on Highway E for about 11 miles and then go east (right) onto Highway 106. Proceed about a mile to the property which will be on the south side (right side) of the road.
This is a LARGE property so please be sure to print out the maps from this listing so that you can really explore the acreage. The drive may be a little tricky on your first visit but if you have all of the maps and directions it will make it much easier. Above is a topo map of Tract 9 with approximate property boundaries. The property slopes down fairly steeply off of the Highway (as you go south). The property then slopes back up to a ridge area around the middle of the property (amazing views) which could be an excellent spot for a campsite or for building a cabin. As you keep following the 4-wheeler trail you will come to the west side of the property which is a large, basically level area. The trails which run through Elk Ridge will be helpful in accessing the different areas on the property. The blue line on the topo map (crossing over the north part of the property) indicates a creek, although it would either be very small or be a “wet-weather” creek because we did not notice it when we were out there.
