The property measures about 1,500 feet east to west and is basically rectangular in shape. The red and white dotted line is the boundary of Wild Turkey Hollow which is a very small development of only about 20 tracts.

The sales price on this 8 acre tract is $24,500. With $500 down the monthly payments will be $260. This is about a 15 year payment schedule and an annual interest rate of 9 3/4%. Missouri Map

Map showing the location of the property within the Ozarks. Excellent location, under two hours to Springfield, MO and Branson, MO. Also only about half a day's drive to Kansas City and even closer to St. Louis.

This 8 acre tract represents an excellent opportunity for building as there are no permits required in this area! You and your friends/family can build your own cabin without permits or inspections.

Tract 15 has direct county road frontage spanning the entire east side of the property. The easiest place to pull onto the property would be near the northeast side, where it is fairly level off of the county road. In the photo above we are looking north on County Road 421 and the property is on the left side of the road.

This property is in the heart of a popular recreational area. People travel from all over the country to hunt, fish, camp and play in this area! The popular Eleven Point River is just a few miles to the south. The equally popular Jack's Fork River is just a few miles to the north. The Jack's Fork River flows east through the town of Eminence which is nationally known for trail rides, canoeing and tubing. You will not get bored around here!

Directions to the property:

From the town of Birch Tree (on the south side of Highway 60 you will also see a Dollar General store which is a good landmark) go east exactly 2.4 miles and then go north (left) onto County Road 452. County Road 452 curves right and then you IMMEDIATELY go left onto a gravel road, which is County Road 421. Go 1 1/4 miles to the "T" in the road. Go right at the "T" and go another 3/4 of a mile and you will come down to the bottom of a small hill. You have just entered the south side of Wild Turkey Hollow! Proceed about another 900 feet and you will see Tract 15 on the left side (west side) of the road. If you get to the small "low water bridge" (basically a sloped concrete slab) that crosses the road then you went just a little too far.

When you visit the property PLEASE print out the maps and directions we have provided as it can be tricky the first time you drive to the property.
