The Property was logged of the larger commercial timber within the last two-three years. Parts of the property appear to have been logged heavily and a few parts of the property were not. It was not clear cut. Sometimes we spend a few weeks and clean up a property that has been logged but since we have quite a few projects right now we have decided so leave this property as it is and sell it at a reduced price. You could certainly clean up the property by yourself but years of experience has shown us that after just a few years the limbs left from the loggers will rot away, the remaining trees will grow quickly and the property will look excellent. 

A great plan for a large tract like this might be to pick your building/camping site and then spend a few days cleaning that up so that it looks amazing. Then just let mother nature clean up the rest of the acreage as time goes by.

The northeast part of the property (on Cliff House Drive) appears to have been one of the places that the loggers loaded their trucks, and it is very messy with lots of limbs and sections of logs scattered around. There are a few trails which come off of Cliff House drive and lead to the ridges toward the interior of the property. The ridges might make excellent sites for building and/or camping.  This property has flat areas, gently rolling areas and even some steep areas. Power and phone are at the county road so they are available. With rolling hills, trails and power/phone available, this makes for one of our most versatile properties yet.

As with most recently logged properties, it will look very rough for a few years (especially in the winter, when all of the leaves are off of the trees). It will "show" much more nicely in the summer and the fall.

 The property is in an excellent location. Within a few miles (to the north) you will find the Brown Bend Public Boat Launch which is a very nice boat launch and fishing pier that is open to the public and is free of charge. Also, you will find multiple marinas and resaurants are just a short drive from the property.

The property is centrally located and is within driving distance of multiple cities and towns. The closest small town is probably Climax Springs which is about 10 miles to the south of the property. The larger city of Camdenton is about 30 miles east of the property. St. Louis, Kansas City and Springfield, Missouri are all within about 2-3 hours of the property.

To get to the property from Camdenton take Highway 5 north for about 8 miles then go west onto Highway 7. Stay on Highway 7 for about 15 miles and pass through the town of Climax Springs. Go about 3 miles PAST Climax Springs then go north onto Highway DD. Stay on Highway DD for about 3 miles then go east onto Highway FF. Go 2 miles then go east onto Pine Cove Drive. Stay on Pine Cove Drive for roughly 2 miles until you take a right onto Cliff House Drive. Continue left onto Cliff House Drive and the property will be on the left. Above is a topographic map showing how the land lays, as well as the approximate boundaries. It has frontage on Cliff House Drive on its south side and on its northeast side. The property slopes down off of Cliff House Drive on its northeast side, then slopes back up again to a nice ridge. There is another ridge toward the middle of the property. On the south part of the "north" road frontage we were able to pull the truck right onto the property, off of Cliff House Drive. With a few hours of work with a chainsaw it would be fairly easy to open up a trail directly into the property and join up with one of the existing trails.
