The property has frontage on Lookout Drive (which is a gravel road) along much of its east side. 

 This property is located in Camden County, Missouri, north of the little town of Climax Springs. It is about 30 miles northwest of Camdenton which is the county seat. Lake Of The Ozarks offers fantastic fishing, boating and recreational opportunities.

The photo above was taken on Lookout Drive at the north side of the property. The land is on the right side of the road in this picture. In the distance you can see the Lake Of The Ozarks but the lake views get much better as you get farther south on the property. There is a trail that leads down into the property not far from where the truck is parked in the picture but it is a steep trail. The better access would be toward the bottom of Lookout Drive where it flattens out (a driveway could be cleared in a few hours with a chainsaw). Although you could make an access road onto the property on its south side, it rises up fairly steeply off of the road there so it would probably take a skidloader or a small dozer to make a driveway on the south side.

The tract is perfect for building a home or cabin. Normally the properties we sell are subject to our 6 basic deed assurances BUT since this area of Camden County does have zoning (because it is so close to the lake) we have not placed any of our restrictions on this property. 

On the property you can have a site built home or cabin, a modular home or cabin or a mobile home. The property is zoned "R-1" (residential) so please feel free to contact the Camden County Zoning Department with any specific questions about what you can do. We will certainly try to help answer any questions but generally the best information will come right from the county. They also have a good website which can be useful. 

The property is in an excellent location. About two miles to the north you will find the Brown Bend Public Boat Launch which is a very nice boat launch and fishing pier that is open to the public. Also, you will find multiple marinas and resaurants within a short drive of the property.

The property is centrally located and is within driving distance of multiple cities and towns. In addition to several small towns in the area, St. Louis, Kansas City and Springfield, Missouri are all within about 2-3 hours of the property.

To get to the property from Camdenton take Highway 5 north for about 8 miles then go west onto Highway 7. Stay on Highway 7 for about 15 miles and pass through the town of Climax Springs. Go about 2-3 miles PAST Climax Springs then go north onto Highway DD. Stay on Highway DD for about 2-3 miles then go east onto Highway FF. Go 1-2 miles then go east onto Pine Cove Drive. Turn left on Stoddard Lane, then take a right onto Lookout Drive and you will see the property on the right side of the road. The Property was recently logged of the larger commercial oak trees (within the last several years). Parts of the property appear to have been logged heavily and a few parts of the property were not touched at all. It was not clear cut. Sometimes we spend a few weeks and clean up a property that has been logged but since we have quite a few projects right now we have decided so leave this property as it is and sell it at a reduced price. You could certainly clean up the property by yourself but years of experience has shown us that after just a few years the limbs left from the loggers will rot away, the remaining trees will grow quickly and the property will look excellent. 

A great plan for a large tract like this might be to pick your building/camping site and then spend a few days cleaning that up so that it looks amazing. Then just let mother nature clean up the rest of the acreage as time goes by.
