This 3.3 acre tract offers a rare chance to access a huge amount of public land. Set up your camp, cabin or home and have DIRECT access to over 1,600 additional acres of land in the Fiery Fork Conservation Area.

The sales price on this 3.3 acre tract is $19,500. With $500 down the monthly payments will be $205. This is about a 15 year payment schedule and an annual interest rate of 9 3/4%. With $1,500 down the interest rate drops to 7 3/4% and the payment drops to $170 a month. With $2,500 down the interest rate drops to 6 3/4% and the payment drops to $150 a month. These payments are all based on about a 15 year payment schedule. Taxes and maintenance fees total only about $235 a year and are already taken care of for 2016. In this photo we are looking south on the private easement road so the land is on the right. The property contains timber of all sizes including white oak, red oak, hickory and cedar. Please note that the timber may not be cut or sold until the property has been paid for in full (exceptions may be made for trails/building sites).

There are multiple areas on the property that would be suitable for building, camping or hunting. As the property does slope down once you get to the trees, there may have to be some clearing/dirt work done in order to create a nice building site.

Fiery Fork Ridge

The map above shows the basic layout of Fiery Fork Ridge. Tract 17 is well-located, toward the center of Fiery Fork Ridge. It is midway between the easement to the Little Niangua River (which is shown as the green line between Tract 21 and Tract 22) and the easement to the Fiery Fork Conservation Area (which is shown as the green line between Tract 5 and Tract 6). Although Tract 17 DOES have direct frontage on the conservation area, you are welcome to use the easement to the conservation area as well.

The property is located about 15 miles west of Camdenton, Missouri. The property is also with about 5 miles of the very popular Lake Of The Ozarks. The property is private and secluded (with an amazing amount of wildlife) but is also within driving distance of several nice towns.

To get to Fiery Fork Ridge from Camdenton, Missouri go north on Highway 5 for about six miles then go west on Highway 7 for about six miles. Now go left (south) on Highway "J" for about one mile. You will see a large church on the left side of the road, this is where you turn RIGHT onto Red Gate Drive which is a gravel road. Stay on Red Gate Drive for about 1/4 mile. When Red Gate Drive curves to the left, you will continue going STRAIGHT onto the easement road which serves the properties at Fiery Fork Ridge. PLEASE DO NOT continue on Red Gate Drive, as from this point on it is a private driveway.

Once you enter Fiery Fork Ridge you will go roughly half a mile to Tract 17. Please look for the signs showing the Tract numbers.

canoe

This photo was taken from the private river access area which is open to property owners at Fiery Fork Ridge. The young man in the canoe told us he was catching some nice small mouthed bass that day.

If you have been looking for a nice tract of land for a while then you already know how hard it is to find acreage adjoining public land. You also know how difficult it is to find acreage with access to a major river. It is almost unheard of to find BOTH of those things in one piece of acreage.
