This private 1.01 acre tract is located in Section G of Wild Horse Mesa, in Costilla County, Colorado. If you have been looking at properties in the area you already know that Wild Horse Mesa is an excellent choice for investment, building a home/cabin or doing some camping. You also probably already know that Section G in Wild Horse Mesa is by far the most desirable area in the community.
Many tracts in Section G have AMAZING mountain views and power is near or on all of the tracts in Section G. ALSO, Section G is the ONLY area adjacent to the Sanchez Reservoir, which is a perfect lake for fishing and recreation. If you are considering purchasing property in Southern Colorado then Section G in Wild Horse Mesa is an excellent choice.
The map above shows the layout of Wild Horse Mesa. As you can see, Section G is the only section adjacent to the Sanchez Reservoir. In our visit to Wild Horse Mesa, Section G was basically the only section where we saw homes, cabins and RV’s. This is because Section G has the electric, the VIEWS and the Reservoir.
This aerial photo shows the location of the property. As you can see this tract is in an excellent location. It has stunning mountain views in several directions AND it is just about one mile west of the Sanchez Reservoir. It is also within just a few feet of the power line. San Luis, Colorado is about 20 minutes north of the property. Taos, New Mexico is about an hour to the south.
The land itself measures about 275 feet east to west and about 150 feet north to south. It has about 150 feet of direct frontage on Vale Court. This property is also just down the road from the Wild Horse Mesa Community Center. The lot is basically flat except that it does have a VERY gentle roll to it. It would make an excellent building site for a home or a cabin.
This is a photo we took of a cabin in Wild Horse Mesa. It is interesting to note that although there are many large homes in Wild Horse Mesa, there are also quite a few small cabins such as this one. We saw several newer mobile homes as well. It is great to find a community that gives you the freedom to build either a large home or a small cabin. We also saw a number of RV’s in Wild Horse Mesa. They did not appear to be lived in so they are probably used for vacation/recreation.
We took this photo while driving through San Luis. It appears to be a horse traffic jam. The historic town of San Luis is the oldest town in Colorado and things move a little more slowly here…
San Luis is a small historic town (it is the County Seat for Costilla County) and is about 12 miles north of the property. San Pablo is an even smaller town and is about 9 miles north of the property.
Just for the record, Wild Horse Mesa really does have wild horses! In fact it is one of the last areas in the country to have a true wild horse population. We took this photo the same day we took the photos of the property. We were driving to the Sanchez Reservoir and we turned a corner and saw this beautiful wild horse. You can see part of the Reservoir in the background. One of the residents told us that the horses sometimes walk right through their yard!
Although most of the land in the area is basically covered with sage and small trees, native flowers grow all over. Most of the homes/cabins we saw had beautiful yards and the owners had planted many different types of vegetation.
Vale Court didn’t seem to show up on our GPS unit but if you enter a nearby street it should take you right to the area. We used “Alta Mesa Drive, San Luis, CO 81152”. This brought us to within just a couple of blocks of the property. If you print out all of the maps from the auction you should be able to find the property easily. This is a cabin about a mile from the property. We are told that the owners rent it out when they are not using it and that it can rent for $4,000-$5,000 per month (with daily/weekly rentals). Lot 41 on Vale Court might be a great place to build a cabin and then rent it out when you don’t plan on using it…make your vacation home pay for itself within just a few years.
A lot of people would be thrilled to rent a little cabin with the mountain views that you have on Vale Court! We also noticed that even the very small cabins in the area that were for sale were upwards of $75,000. If you can do even some of the building yourself this could be an opportunity to build a cabin and then resell to make a nice profit.
Please be aware, most of the good quality lots in Wild Horse Mesa (such as this one) sell for between $20,000-$45,000. You can find lots in Wild Horse Mesa for less money but EVERY one of those “cheap” lots that we researched were of very low quality. Some were not buildable. Some were miles from the power line. Most did not have a mountain view. Most were nowhere near the Sanchez Reservoir.
We firmly believe that Lot 41 on Vale Court (which we hand-picked AND have personally visited) represents one of the best values in southern Colorado. It is a property you will be proud to own and to use for a homesite or a recreational property. Your family and friends will be stunned by the amazing mountain views from this private acreage.
