Sold Properties - - 26 Wooded Acres w/ creek bed at the Lake Of The Ozarks - ID#DC26

SORRY, THIS PROPERTY HAS BEEN SOLD!

Large 26 acre parcel with paved road AND gravel road frontage, only about a mile from the Lake Of The Ozarks! This private tract offers multiple building sites and some nice views. This acreage is located in Camden County, Missouri and is about 20 miles northwest of Camdenton which is the county seat. This land is only about one mile from the Lake Of The Ozarks which offers fantastic fishing and boating opportunities.

This parcel was logged several years ago and it was not clear cut. There appears to be quite a few medium and even large trees remaining. Here's a great chance to get a well-located property for an excellent price.

In the aerial photo above you can see the trail that heads south off the road towards the creek bed. The aerial photos in this listing were taken in the very early springtime, before most of the leaves were out on the trees.

The sales price on this 26 acre tract is $49,500. With $500 down the monthly payments will be $520. This is about a 15 year payment schedule and an annual interest rate of 9 3/4%. With $1,500 down the interest rate drops to 7 3/4% and the payment drops to $455 a month. With $2,500 down the interest rate drops to 6 3/4% and the payment drops to $420 a month. With $5,000 down the interest rate drops to 5 3/4% and the payment drops to $370 a month. These payments are all based on about a 15 year payment schedule. Taxes and maintenance fees total only about $65 a year and are already taken care of for 2018. There are no prepayment penalties, no hidden fees and no balloon payments.

PLEASE NOTE that you have a full 12 months to ADD to your down payment in order to reduce your interest rate and payment amount!

Please refer to this interactive map for additional property views and information. Please note that the boundary lines and measurements are approximate. This interactive map is BRAND NEW for us and if you have a chance we would love to have your feedback on it. Is it awesome? Is it great? Is it confusing? We would like to know! You may have to use the "zoom" function on the right side of the map to get to the property, which is outlined in red.

Also, please note that on the interactive map it seems to work best if you click the "View Full Screen" option. Once you are in the "Full Screen" option you can select "Topo" to see a topographic map which does a good job of showing how the property is situated. We also have a "close-up" of the topo map below:

This topo map shows the layout of the property as well as the approximate dimensions. Dodds Camp Road (gravel road) borders the northwest side of the property and Adkins Road (paved road) borders the northeast side of the property. The land slopes down from the road and then rises up again on the south side of the property. We have not had the chance to explore this 26 acres, so what you see in the videos is about all that we have seen of this private tract.

When we visited the property we pulled off of Dodds Camp Road and parked on the north side of the acreage. There is a trail which leads down to the bottom of the hill which puts you at about the middle of the property. There is a gravel creek bed which crosses through the middle of the property. This would be a "wet-weather" creek which probably only flows after it has been raining (although it might have pools of water throughout the year).

In the video below (which is an "Introductory Video" of the property) we use the MapRight program to check out the acreage and the surrounding area:

This map shows the 26 acres which is VERY close to the Lake Of The Ozarks. The street address is for a home about 1/4 mile east of the property, but it may be helpful to put it onto your GPS when you drive to the 26 acres.

This area is FULL of deer and wild turkey. On this tract you will find multiple spots that might be suitable for building or camping.

Normally the properties we sell are subject to our 6 basic deed assurances BUT since this area of Camden County does have zoning (because it is so close to the lake) we have not placed any of our restrictions on this property. This property is zoned "A1" (agricultural) which we are told is one of the least restrictive zonings.

On the property you can have a site built home or cabin, a modular home or cabin or a mobile home. The property can also be used as a farm for livestock, for crops, for orchards or even for a winery. The property is zoned "A1" so please feel free to contact the Camden County Zoning Department with any specific questions about what you can do. We will certainly try to help answer any questions but generally the best information will come right from the county. They also have a good website which can be useful.

To get to the property from Camdenton just go north on Highway 5 for about eight miles. You will cross a large bridge which goes over the Lake Of The Ozarks. Keep going another mile then turn left (west) onto Highway 7. Stay on Highway 7 for about eight miles then go right (north) onto Bollinger Creek Road. Now go about three miles and turn left (west) onto Adkins Road. Go about three miles on Adkins Road and you will see Dodds Camp Road on the left. You are now at the north end of the property.

When you visit the property PLEASE print out the maps and directions we have provided as it can be tricky the first time you drive to the property. If you would like us to email you all of the maps and pictures just let us know. Feel free to go check out the property and walk all around.

In the very cloudy aerial photo above, we are looking east over the property.
