Wilderness Lake is a premium development located in the heart of the Missouri Ozarks. Access to a private lake as well as thousands of acres of National Forest make these tracts special properties you will be proud to own.

Access to Wilderness Lake is via County Road 580. Once on the development the road becomes private with access only for property owners. A modest fee of $15 a month covers the road maintenance and common areas including the lake and the miles of roads and trails within the development.

To get to Wilderness Lake from Winona, Missouri simply go south on Highway 19 for about 2 1/2 miles. Then go east on County Road 580 for about 2 1/4 miles. You will see the two blue gates on the east side (left side) of the county road. The gates may be closed and they may appear to be locked but they are not locked. The Ozarks are known for varying terrain. Wilderness Lake contains flat areas, moderatlely steep areas and everything in between. No part of Wilderness Lake is too steep to be usable.

The Ozarks are known for mild winters and pleasant summers. We have been known to get snow but it usually is melted and gone within a day or two.

The closest town is Winona, Missouri. Other nearby towns include Eminence (county seat), and Mountain View, Missouri.

What improvements have been made?
Wilderness Lake is a rural development. Electricity is within the development and runs directly past a number of tracts. The lake is open to use by property owners and their guests. Property owners and their guests also have full use of the large easement area around the lake and any shared roads and trails within the development.

What do buyers generally plan to do with their property?
Most buyers will use their property as a vacation or recreation destination and may plan to build at some point in the future. Some buyers never plan to build and only intend to use their property for camping, hunting and recreation.

Do I have to drill a well?
No, you are not required to drill a well. If you require a permanent water source you may use a cistern (storage tank) or dig your own well. Drilled wells are of course permitted but most buyers find they aren’t necessary until they decide to build a home or large cabin.

What are the septic restrictions?
Currently there are no specific septic restrictions. You are permitted to install your own septic. Lagoons are also permitted as long as no runoff leaves your property.

Is there a Property Owners Association?
Wilderness Lake is currently managed by the developer. After a majority of the parcels are sold control may be turned over to the Wilderness Lake Property Owners Association. Monthly fees of $15 cover care and maintenance of the roads, trails, lake and common areas within the development.

Why are some properties in Wilderness Lake more expensive than others?
Each property is priced individually. Properties that have direct frontage on the common areas or the National Forest will be higher in price. Other factors that affect price may include: building sites, views, terrain, access and any special features a property may have.
