The Tracts at Chalk Bluff offer a unique opportunity to own acreage right in the middle of a recreational paradise! People come from all over the country just to spend a few days in this area. The Tracts at Chalk Bluff are tucked in between the very popular Ozarks National Scenic Riverways and the Rocky Creek Conservation Area. The Ozarks National Scenic Riverways is an area of several thousand acres in size that encompasses the Jack's Fork River and the Current River. The Scenic Riverways was put into place by the Federal Government (as a National Park) in order to maintain the unspolied beauty of the rivers as well as the area. The Rocky Creek Conservation Area (on the other side of the Tracts at Chalk Bluff) is several thousand acres in size and can be used for additional hunting, trail riding and recreation.
The Tracts at Chalk Bluff range in size from 5-12 acres and offer views, timber, open areas, potential food plots for hunting and numerous private sites for hunting and camping. The photo above shows the Tracts at Chalk Bluff which are directly between the Ozark National Scenic Riverways (and Jack's Fork River) and the Rocky Creek Conservation Area. The Jack's Fork River is known as one of the most scenic rivers in the Missouri Ozarks, and is a very popular river for fishing and canoeing!
All of the Tracts at Chalk Bluff are subject to the 6 basic restrictions as shown on our website (no mobile homes, etc.). Homes or cabins built on the property must have a minimum concrete foundation size of 600 square feet (a simple 20 X 30 cabin would meet this requirement).
Also please note that timber with a stump diameter larger than 8 inches may not be cut, sold or removed until the property has been paid for in full (we can give written exceptions for creating building sites and driveways).

The Tracts at Chalk Bluff are in a very private setting in rural Shannon County, Missouri BUT are still within about 20 miles of numerous towns. To the west you will find Willow Springs, to the northeast you will find Eminence and to the south you will find Mountain View and Winona. Mountain View has the "all-important Wal-Mart"...
The map above shows several of the nearby towns. Willow Springs, Mountain View, Winona and Eminence would be the larger towns but there are numerous smaller towns nearby as well. Springfield, Missouri is about 75 miles to the west of the Tracts at Chalk Bluff.
Most of the tracts have been logged within the last couple of years. Some were logged heavily but most were not. The videos and pictures in the listing are current so they show the properties very accurately.
If you are a "Bargain Hunter" then you just may want to take a look at some of these tracts! Any of the tracts that were logged heavily will have reduced prices to reflect that. As with most properties that have bee logged, within a few more years the remaining trees will have grown larger and the limbs left by the loggers will have rotted away, leaving you with a beautiful property that you have purchased at a reduced price.
Are there other advantages to properties that have been logged within the last few years? We're glad you asked because YES, there are! Properties with some logging tend to have much better views than other similar tracts. In fact, at Chalk Bluff we have found many tracts that simply would not have had a view if they were not logged. Another advantage is that you may have a huge amount of usable firewood simply from the limbs that the loggers have left behind. This is a great one, because as you are collecting your free firewood, you are also cleaning and raising the value of your property.
If you have ever had to create pasture or clear land, then you know the value of having some of the trees already removed. This can make clearing a pasture, garden or large yard MUCH easier.
The map above shows the Ozark National Scenic Riverways with the Tracts at Chalk Bluff (outlined in red toward the center). With the Scenic Riverways you have dozens of access points to the fantastic Jack's Fork River.
To get the the Tracts at Chalk Bluff please print out the maps and directions that we have provided. From Highway 60 about 5 miles east of Birch Tree, Missouri, you will go north onto Highway E. Stay on Highway E for about 10 miles and then go west onto County Road 412 which is a gravel road. Now proceed 6-7 miles on the gravel road to the Tracts at Chalk Bluff.

As with all of our properties, the Tracts at Chalk Bluff are available with $500 down and monthly payments, on a 15 year term. As with all of our properties, a larger down payment will reduce your interest rate and your monthly payment (still a 15 year term). With $500 down your annual interest rate will be 9 3/4%. With $1,500 down your annual interest rate will be 7 3/4%. With $2,500 down your annual interest rate will be 6 3/4% and with $5,000 down your annual interest rate will be 5 3/4%.
PLEASE NOTE that you do have a full 12 months to ADD to your down payment in order to reduce your interest rate & payment amount.

The Tracts at Chalk Bluff are off-grid, as power is several miles away. We have good cell service in the area (Verizon) and we get a good wi-fi signal in our vehicles at Chalk Bluff. Water would be by well, cistern or collection and sewer would be by septic, lagoon or even a properly constructed outhouse.
